Dayton context
That river-confluence location that made Dayton attractive to its earliest settlers also made it vulnerable: the Great Dayton Flood of March 1913 killed hundreds of people and devastated downtown after the Great Miami and its tributaries overflowed following days of heavy rain, and the disaster led directly to the creation of the Miami Conservancy District in 1915, one of the nation's first major regional flood-control systems of dams and levees. Dayton's housing stock grew in distinct waves after that -- older river-adjacent neighborhoods, then a long run of NCR- and Delco-driven postwar suburban construction through the 1950s, 60s, and 70s -- and on May 27, 2019, a Memorial Day tornado outbreak that included an EF4 tornado tearing through the western suburbs was a stark, recent reminder that severe weather remains a real planning factor for Dayton-area homeowners.
